The Inclusionary Housing Ordinance is one of several “tools” used by the County to produce housing that is more affordable for average wage earners.
Here are some Ordinance highlights:

Applies to: Residential projects with two ore more units, or commercial projects of 5,000 s.f. or more in size.

What's exempt: Single family dwellings on existing lots, public facilities & churches, secondary dwellings.

The options: Build affordable housing units, or pay a fee, or donate land.

The incentives: One bonus unit for each affordable housing unit, and lower requirements if the project includes on-site affordable housing.

Phase-in period: Inclusionary housing & fee requirements will be phased in gradually over five years, and will be in full effect in 2014.

The Inclusionary Housing Ordinance applies to the inland portion of the county. The Coastal Commission has not yet approved the application of this ordinance to the coastal portion of San Luis Obispo County. To see the Inclusionary Housing Ordinance, look here:
