Exploring New Ideas to Help with Housing in San Luis Obispo County

The County of San Luis Obispo is working to develop policies that would allow movable tiny houses in the unincorporated areas of the County.


With direction from the County Board of Supervisors, Planning and Building staff have been working on the County Housing Initiative Package, which is a set of policy solutions aiming to address housing affordability in the unincorporated areas of the County. One of the options that is being explored is policy for movable tiny houses.

Movable tiny houses, commonly known as “tiny homes on wheels”, are typically recreational vehicles designed to resemble traditional houses and 400 square feet or less. Unlike factory-built houses and manufactured homes, movable tiny houses are not regulated by the State of California or the federal government, so the regulation of movable tiny houses has defaulted to local ordinances. 

Currently, in the unincorporated areas of San Luis Obispo County, movable tiny houses are not allowed to be used for permanent residential purposes outside of approved campgrounds or recreational vehicle parks, as they do not comply with building codes. 

The County is in the process of analyzing how movable tiny houses can be integrated as a type of accessory dwelling, while addressing factors such as neighborhood compatibility, health and safety, utilities connectivity, and affordability.
