RVs in Mobile Home Parks

  •  Can an RV be used on a mobile home space? 
    • Yes, if the owner uses it as a principal residence.  Although California Civil Code 798.22 prohibits renting mobile home spaces to RV’s in newer parks built after 1982, the California Dept. of Housing & Community Development (HCD) points to other state codes that apply (Title 25 – California Code of Regulations – Section 1002(u) and 1118).  These sections allow one unit on a mobile home space and define a unit as including recreational vehicles.
    • No, when it is not the owner’s principal residence (it is used for travelling or transitional occupancy).  The County’s zoning ordinance indicates where mobile homes and RV parks are allowed.  An RV park is used for travelling / transitional occupancy, and a mobile home park is use for permanent residency.
