Coastal ADU Plot Plan

Plot Plan approval is required for a coastal ADUs. ADUs located in the coastal coastal appealable zone are appealable to the Coastal Commission.

When applying for a plot plan, please submit one Application Package, to include:

  1. Title Page*
  2. Site Plan**
  3. Floor Plan
  4. Elevations
  5. Water Will Serve Letter

*Title Page must include:

  • Street address
  • Accessor Parcel Number
  • Owner’s name and address
  • Scope of work statement
  • Square footage summary
  • Sheet index

**Site Plan must include:

  • Property boundaries with corner and dimensions of parcel including fronting streets, alleyways
  • North Arrow, scale, and legend
  • Proposed structure(s)
  • All existing structures w/use and permit numbers
  • Setbacks, distance to property lines and other structures
  • Distance between well(s), septic tank, leach field and creeks, streams, rivers or lakes
  • Site drainage
  • Contours (2’ min) or spot elevations
  • Building footprint and Finished Floor Elevation
  • Existing on-site trees
  • Site utility locations: water and sewer lines, water tanks, septic lines, waterways and site drainage
  • Driveways/parking areas dimensioned, with existing/proposed gravel or paving areas
  • Impervious surface total (i.e.: hard surfaces such as driveways, rooftops, walkways, etc.)
