Standard ADUs in Coastal Zone
For the Coastal Zone, there are two (2) different Accessory Dwelling Unit (ADU) or Junior Accessory Dwelling Unit (JADU) options for single-family dwellings and two (2) different ADU options for multi-family dwellings. As you click on the type, further detail will be provided. Only one option may be used on any given parcel.
Sites with existing or proposed Single Family Dwellings (SFD)
Single Family Option 1: Proposing one attached ADU OR one detached ADU OR one JADU within the primary dwelling.
Single Family Option 2: Proposing one detached ADU AND one JADU.
Sites with existing or proposed Multi-Family Dwellings (MFD)
Multi-Family Option 1: Proposing two or fewer detached ADUs.
Multi-Family Option 2: Proposing multiple ADUs within existing MFD
How to Apply for a Coastal ADU Plot Plan
Plot Plan approval is required for coastal ADUs. ADUs located in the coastal coastal appealable zone are appealable to the Coastal Commission. Please apply for a plot plan online, and submit the required application package.

- Apply Online by selecting Land Use Permit Application.
FAQs
Excluded areas. Accessory Dwellings shall not be allowed within the following areas:
- Tract or parcel map conditions. Any parcel within a tract or parcel map that contains conditions prohibiting accessory dwellings.
- Regional Water Quality Control Board exclusion. All areas of the county where the Regional Water Quality Control Board has issued a notice of resource constraint through moratoria or other means.
- Within the Cambria Community Services District boundary
- Within the Los Osos Groundwater Basin boundary and/or within the Los Osos Groundwater Basin Plan Area
